Two things, and the order matters.

You get a written report with findings, photos, lab data and a defined scope — the document your contractor bids from and your adjuster works from.

We put the property back. Emergency water mitigation, structural drying, fire and smoke restoration, and full contents packout, cleaning and storage. Documented from the first moisture reading to final verification.

Most companies do one or the other and guess at the rest. Alan Hanes has spent 18 years on the diagnostic side of Florida losses, which is why the restoration side is measured instead of estimated.

  • Do you do both the mold testing and the mold removal?

    Not on the same property inside 12 months, and that is Florida law rather than a policy choice. Section 468.8419 of the Florida Statutes bars a licensed mold assessor from remediating a structure it assessed in the previous year, and the reverse. We work as your independent assessor: we define the problem, write the remediation protocol, and verify the result after your remediator finishes.

  • How fast can you get here?

    We are based in Palm Bay. Most of Brevard County is inside a timed response window..

  • Do you work with insurance?

    We document losses so the file is complete: photos, moisture maps, lab data, itemized affected materials and contents inventories. We do not adjust claims or negotiate on your behalf, and we do not pay or accept referral fees.
